As we do not have a concierge or front desk staff, we are unable to offer luggage storage services. However, each room has a mailbox and parcel box within the building. If you are absent, parcels will be stored in the parcel box.

On the official website, under "Book Now", select your desired area, layout, and move-in/move-out dates. All available properties that meet your criteria will then be displayed. If you find a unit you like, fill out the application form by clicking "Book Now." Our Leasing Team will first conduct a preliminary screening and confirm the contract details via email or phone. The contract and payment procedures can typically be completed within 10 minutes. All units are offered on a first come, first served basis. The unit will be reserved for the customer who completes the booking and payment procedures first. After you electronically sign the agreement, your contract will be finalized once you make the initial one month's rent plus security deposit payment via credit card.

Since you have a fixed-term rental contract, you cannot move to another property without going through the cancellation notice procedure. After completing the cancellation procedure, you can move by entering into a new contract for another unit.
If the contract period is less than three months, the security deposit (Shiki-kin) will be 100,000 yen. If the contract period is three months or more, a security deposit equivalent to one month’s rent is required. This security deposit will be refunded to the bank account specified by the resident within one month from the date the original contract period ends. Full refund conditions include that there is no unpaid rent, nor significant damage requiring repairs or replacements, and that no personal belongings requiring disposal fees are left behind other than the installed equipment.

The minimum contract period is one month, so we do not offer rent rates for less than one month. The rent for stays exceeding one month will be prorated based on the number of days of occupancy.

The delivery person can deliver packages directly to your unit if you are at home and you give them permission to enter the property. No, each unit is equipped with wall-mounted air conditioning units (heating and cooling). Operated by remote control, these allow for precise temperature adjustments.

Waste disposal by category including recycling is standard in Japan. It may take some time to get used to this, but please follow the detailed and easy-to-follow instructions available at the property that specify which waste is disposable on which dates. At Weave Place – Ueno South, it is possible to have pets under certain conditions in specific units for an additional fee. Please inquire with our Leasing Team for the vacancy status and conditions. Please note, keeping pets without permission is strictly prohibited. Any unauthorized pet ownership will be considered a breach of contract, resulting in penalties and additional cleaning fees.

The monthly rent is all-inclusive and covers the management fee, electricity, gas, water, high-speed Wi-Fi, a full set of furniture and appliances, general cleaning, move-in and move-out fees, any handling fees, and miscellaneous expenses.

There is a strict no-smoking policy throughout all our properties. This includes inside individual units and within shared areas, corridors, premises, balconies, staircases, and rooftop terraces. Residents found smoking in their units will be charged special cleaning fees to remove all tobacco odors.

Unfortunately not as we have limited storage space and cannot accept responsibility for the safety and security of your property. Please contact us for external services such as storage and delivery.

If the noise source cannot be identified, a general noise-disturbance notice will be posted in prominent areas within the building to remind all residents to be mindful of noise and to request their cooperation. If the source of the noise has been identified, we will directly notify the resident responsible to rectify the issue.

Filming, photography and videography for personal use is acceptable. However, you must seek prior authorization from Weave Living for any marketing or commercial content. Weave Living strictly prohibits any materials produced at any Weave Living property including – but not limited to photography, audio and video recording – from broadcast, release, publication, exhibition, or reproduction to be used for news, webcasts, promotional purposes, telecasts, advertising, inclusion on websites, social media, or any other use without our prior consent.

The inventory list covers all items within your unit and notes their condition. Before you move in, we will ensure everything is available in the unit or provide alternatives – and this will be clearly marked on the list. if you find anything on the list that’s missing or damaged, you should notify the team through the Weave App within 48 hours after moving in.

So that you return the unit in the same good condition as when you first moved in, daily cleaning is highly appreciated. When you move out, the team will go through the list with you again. If any items are missing or damaged, there may be a repair or replacement fee.

All personal items must be removed from the unit before you check out or a disposal fee may be charged to remove any items left behind.

The safety of residents is our highest priority. Our teams work closely together to ensure all our properties fully comply with Fire Services Department safety regulations. Each property also benefits from 24-hour security cameras with the main door always locked to ensure only residents and authorized personnel can enter.

If a customer cancels their stay after signing the contract but before the contract start date, the first month’s rent (that they have already paid) will be forfeited as a penalty and not refunded. However, the security deposit (Shiki-kin) will be refunded.

If a customer wishes to terminate their contract after the contract start date, they must provide at least two months notice in advance. If a customer wishes to immediately terminate their contract, they must pay two months' rent.

For contracts with a duration of less than two months, the two-month notice requirement does not apply.

Yes, all Weave Living properties cater for residents with young children. Please let us know if you are planning to move in with infants.

Toothbrushes, toothpaste, shampoo, body wash, and food items are not included as amenities, but you can purchase them at any of the nearby convenience stores.

After you enter into a fixed-term rental agreement, no changes to the duration of stay from the contract start date to the contract end date are allowed. Changes to the floor number or unit number are also not permitted. If you only wish to change the check-in date and not the contract period, please inquire via email at live.jp@weave-living.com.

As a general rule, we request check-in between 09:00 and 18:00 when staff are on duty. If you arrive outside these hours due to flight schedules or other reasons, self-check-in is also possible. Instructions will be sent to your registered email address a few hours before the start of your contract.

After self check-in, a staff member will need to conduct a move-in inspection in your room within two business days.

Our Wi-Fi speed is fast enough for normal browsing and video streaming. To ensure a stable connection and smoother internet experience, we recommend switching off the Wi-Fi on any smart devices not in use. This will allow our broadband to better deliver to those devices that you are using.

As we have no concierge or front desk team, we cannot hold or store your packages. However, each unit has its own mailbox and there are parcel delivery boxes within the building. If you are not home, your packages will be stored in one of the parcel delivery boxes and you can pick them up when you return.

Our in-unit furniture is all custom-built to utilize every inch of space, so you shouldn't need additional furniture – though of course, you may want to add something of your own. Due to limited storage space, we’re unable to store any furniture for you. However, you may contact us for information on off-property offerings such as storage and delivery services.

We do not permit residents to hang their own paintings or artwork on any walls of our properties. Applying glue, scotch tape or gum-paper – or driving nails, spikes, tacks into any wall, floor, fixture, fitting, or item of furniture in any part of the building – is strictly forbidden.

– Extensions:

Extensions may be available up to 7 days. Extension fees are calculated based on the current monthly room rate at the time of extension, prorated on a daily basis. Extensions of 7 days or more are considered as monthly renewals.

– Renewals:

If you wish to sign for some extra months in your current unit, we will generate a New Fixed Term Lease Agreement and you can renew the contract. Renewal is possible at the current monthly rate applicable at the time.

– Conditions for requesting lease Extensions or Renewals:

Extensions and renewals are only possible when no other customer has made a booking for after the lease ending date.

– Lease terms of less than two months:

From the lease starting date, the unit is open for new bookings and anyone can book it from the next day after lease ending date on a first come, first served basis including the current guest.
